It is designed to ensure that buildings of heritage significance on Crown Land are restored and managed to cover future maintenance costs and generate extra capital to use towards new projects.
Adaptive reuse is self-defeating if it fails to protect a building's heritage significance or cannot generate sufficient income to protect the property into the future.
Our model involves the management of all properties as part of a portfolio with individual properties generating a sensible level of revenue, allowing cross subsidy where necessary.
Specialist architects, consultants, builders and tradespeople are used on all projects.
Once restoration is complete, Mint Inc seeks innovative proposals from prospective tenants with the aim of renting each building at a profit.
Mint Inc's criteria provide that buildings must be:
- property capable of being acquired and established as a Crown Reserve;
- of heritage status or recognition;
- capable of attracting improved rentals;
- capable of appropriate and financially viable use after restoration;
- capable of generating sufficient income to cover ongoing maintenance costs.
